  • RESULTS:

    We lease most of our properties within 15-45 days.

  • FOR LEASE SIGNAGE:

    We place our bold and effective Lease Signs on each property unless Owner wants them omitted.

  • LOCK BOX:

    We install an MLS and combination lock box on each property to allow easy access, (not mandatory).

  • ADVERTISING:

    We locate most of our tenants from our in house web site, the 30 web sites and internet sites we use, word of mouth from the thousands of past and present tenants we have placed, and realtors and relocation companies that refer tenants to us.

  • CREDIT CHECKS:

    We run an Experian Credit Report that includes the FICO Credit Score, Criminal History, Sexual Predator History, Eviction and Judgment History.

  • EMPLOYMENT & RENTAL VERIFICATION:

    We verify the tenant’s present Employment History and Rental Verification from their past Landlord.

  • LEASES:

    We provide you the Owner with protection by using the best Lease Agreement and support Addendums in the business. Our custom Lease is a 13 page document and consists of many Line Items we have used over the years that help protect our Owners.

  • SERVICE:

    From the day you sign up we will take over every aspect of managing and servicing your property.

  • ACCOUNTING:

    We use the best Accounting Software System in the business. Tenants can pay their rent on-line and they have the ability to charge their rent by using Visa or Master Card. Owners can receive or make electronic contributions on-line and Owners have their own portal where they can review details about their account on-line and in real time 24/7.

  • TRADESMEN:

    We have many local Vendors, Contractors and Handymen that we know and trust. Their prices are fair and their work is guaranteed. We can order and supervise anything from the smallest jobs to a full property remodel. We know who and when to call the right person for repairs and all the Contractors we use are licensed.

  • EVICTIONS:

    If needed we can refer you to a Real Estate Attorney for a quick evaluation of whatever question or problem you may have.

  • NO UP FRONT FEES:

    We do not charge any fees up front; however we do require a $400 deposit for your Trust Account for any maintenance repairs that may come up. For example changing the locks to your property, changing light bulbs or housecleaning to name a few. This is not a fee and the money in this account is yours and all repair work is to be Approved by the Owner before the work is to be assigned to a Vendor.

  • WALK THROUGH:

    We do an extensive initial walk through of your property and then prepare written recommendations of things we think need to be done prior to leasing the property. We also take extensive photos of the property to protect you from future claims.

  • WE KEEP UP TO DATE ON:

    New Laws and Regulations. We keep current on all new laws such as COVID-19, Rent Control, Mold, Megan’s Law, Smoke/Carbon Monoxide /Alarm Regulations, and basically all Health & Safety Tenant/Landlord Regulations.

  • FULL TIME OFFICE AND STAFF:

    We have a professional full time staff of 8 to serve you.
