As your manager it is our desire to serve you, protect your property and to make your investment as profitable as possible to you.

Management Services and Fees

RESIDENTIAL MONTHLY PROPERTY MANAGEMENT FEES:

Our monthly management fee equals 6% of one month’s rent. For example if your rent is $2500 per month your monthly management fee would be 6 times $2500 or $150 per month, which also happens to be our Minimum Monthly Management Fee.

LEASING FEES:

Our once per tenant leasing Fee is 6% of one year’s rent. For example if your property leases for $2500 per month the Leasing Fee would be $2500 X 12 X 6% OR $1800. There are NO UP-FRONT Fees or charges and this fee is only charged to locate "new tenants". However, we do require a $400 deposit for your Trust Account for any maintenance repairs that may come up. For Example: changing the locks to your property for a new tenant, yard cleanup, house cleaning etc. Our in house Leasing Agents lease about 95% of the properties we manage in house, and about 5% are leased from leads from MLS brokers and agents.


ADVERTISING:

We will advertise your property for Lease on approximately 30 FOR LEASE Rental Web Sites. We also will advertise your property on the Contra Costa and Alameda Boards of Realtors local Multiple Listing Service Web Sites. Additionally we take about 100 professional photos of your property and we post the best photos to the internet sites and then we will save all of the photos to chronicle and establish the condition of the property so when any tenant moves in or out the condition of the property is not in doubt. All of this advertising is FREE and included in the Leasing Fee, there are no extra charges. It is our goal to expose your property to all possible sources and to find the best Tenant possible in the shortest period of time. Most Property Management Companies do not use the MLS as it is expensive; however we feel it is important to expose your property to everyone we can. By placing your home on MLS we will immediately expose your property to over 5000 Realtors who may have a Tenant for your property.


OUR OFFICE

Our large professional office is centrally located and has easy freeway access. We are open 9 a.m. to 4 p.m. Monday through Friday during Covid-19. We answer the phone, (no recorder) until after hours. We have a 24/7 drop box and we work weekends and after hours by appointment. All of our Agents are licensed by the State of California. Our broker and Founder have been licensed for 44 years and founded our Company in 1976.



MAINTENANCE:

We have a full time Maintenance Department that works strictly on maintenance repairs for the properties we manage. We identify the problem and then contact the appropriate Contractor to give us a repair estimate or to do the repair. Once we have been notified of a problem we immediately contact the owner of that property to discuss the repair strategy. Unless the problem is of an emergency nature we ask the owner to approve repairs prior to any work being done, unless instructed otherwise by the owner. We have a long list of Contractors and Vendors who we have worked with for many years. We know and trust them and their prices to our office are fair and reasonable. Our contractors are all Licensed and carry Insurance.
