Management Services


Our monthly management fee equals 6% of one month’s rent. Our minimum monthly fee is $125.00. Example; if your rent is $2200 per month, 6% would equal $132.00 per month management fee.


Our leasing fee is a one time cost of 6% of the annual gross rent for the property that is leased. Example; if your property leases for $2200 per month that is $26,400 annual rent and 6% of $26,400 would be a leasing fee of $1,584. Keep in mind that there are NO UP FRONT FEES and no payment until we lease your property. We lease most properties in 15-45 days and offer free advertising on 16 internet Rental For Lease sites, two Realtor Multiple Listings Services, and our web site that receives about 13,000 hits per day from tenants looking for property in the areas we serve. We list and relist each property twice a week to assure that your property is always on top of the local For Lease sites in our area.


We place all properties on the Multiple Listing Service. If an MLS agent (an agent from another office) brings us an acceptable tenant for your property your leasing fee does not increase, we pay that realtor from our commission even though we still do all the background work, leases etc. for that tenant.

Although we lease about 95% of our properties in house, we recommend that you allow us to place your property on the Multiple Listing Service (MLS) to maximize exposure to your property.

All Internet advertising, MLS postings, custom flyer’s, in house advertising to our book of business etc. is FREE to you. It is our goal to expose your property to all possible sources and to find you the best tenant that can be found in the shortest period of time.

The MLS immediately exposes your home to every realtor and every real estate agent in two counties, about 5000 in all. If a person has a realtor and is looking for a property they will be able to find your listing.

You and your tenants will love our office. Our large professional office is centrally located and has easy freeway access. We are open 9 a.m. to 5 p.m. Monday through Friday. We answer the phone, (no recorder) until after hours. We have a 24/7 drop box and we work weekends and after hours by appointment.

All of our agents are licensed by the State of California. Our broker has been licensed for 35 years and has lived in our market area since 1954.
