  1. RESULTS:

    Most of our lease listings are leased within 15-45 days.

  2. FOR LEASE SIGN:

    We place our bold and effective For Lease signs on your property. They stand on a tall white post and attract tenants. (not mandatory)

  3. ADVERTISING:

    We find tenants from our in house web site, 16 lease rental internet sites, word of mouth from the thousands of past and present tenants we have placed, and our yellow page internet ad, newspaper ads, for lease signs on current lease listings, MLS sites and relocation companies that refer clients to us.

  4. CREDIT CHECKS:

    We run a 3-bureau credit check for each applicant. We also run a criminal background check and an eviction history check for each potential tenant.

  5. EMPLOYMENT VERIFICATION:

    We verify the tenant’s employment and past rental history.

  6. LEASES:

    We provide you with protection by using the best lease documents and addendums in the business. Our custom lease is 13 pages and loaded with items we have learned over the years that help protect our owners.

  7. SERVICE:

    From the day you sign up we take over every aspect of managing and servicing your property. We do it all.

  8. ACCOUNTING:

    We use the best software accounting system in the business. Owners can view their monthly statements online and in real time. We can make electronic deposits to our owner’s accounts and tenants can make rent payments on line. They can also charge their rent using Visa or Master Charge. We can also mail owners their monthly income and expense statements, annual 1099s and or state and federal required forms.

  9. TRADESMEN:

    We have many local tradesmen, contractors and handymen that we know and trust. Their prices are fair and their work is guaranteed. We can order and supervise anything from the smallest jobs to a full property remodel. We know who and when to call the right person for repairs. All contractors we use are licensed and bonded.

  10. EVICTIONS:

    If needed, I know which real estate attorneys to use for quick evictions at low reasonable fees. We prepare 3 day notices to move and will assist the eviction attorney at NO charge.

  11. NO UP FRONT FEES:

    No fees of any kind are paid in advance. All of our fees come from the collection of the new tenant’s first month’s rent and security deposit.

  12. WALK THROUGH:

    We do an extensive initial walk through in which we prepare a written Move In or Move Out Form and we make take many digital photos, to keep on file.

  13. WE KEEP UP TO DATE ON:

    New laws and regulations. We keep current on mold. Megan’s law disclosure forms, smoke & carbon monoxide alarm regulations, water heater regulations, tenant landlord regulations etc.

  14. FULL TIME OFFICE AND STAFF:

    We have 9 full time agents/employees.
